THE UFP FACTORY BUILT ADVANTAGE FOR MANUFACTURED & MODULAR
At UFP Factory Built, we provide unmatched expertise, value-driven solutions, and reliable building materials for manufactured and modular home builders. With decades of experience and a deep understanding of factory-built construction, we offer solutions that optimize your operations, reduce costs, and ensure supply chain stability. Here are the top 10 reasons why builders trust UFP Factory Built:
Value Engineering
Our most valuable asset is our manufacturing, operations, and sales teams — highly trained specialists with deep knowledge of lumber species, grading, and alternative wood solutions.
Our experts conduct a comprehensive factory audit, evaluating your processes, purchasing strategies, manufacturing workflows, storage methods, and inventory management. This helps us to identify cost-saving opportunities through material optimization, waste reduction, and improved efficiency.
Many of our employees have decades of hands-on experience, making them true industry authorities with unparalleled insights into wood and construction materials. Leveraging our extensive industry expertise, we provide recommendations on alternate materials and streamlined building processes at no cost or obligation to you.
Inventory Management
As one of North America’s largest buyers of lumber, UFP has unmatched purchasing power, enabling us to secure premium materials at competitive prices. We are also the leading producer of treated lumber worldwide. We offer various purchasing programs, including mill direct, consignment, and hybrid purchasing options, to help you meet your inventory and cash flow mandates.
Our sales and business development experts work closely with your operations and purchasing teams to help you achieve a higher inventory velocity and jointly develop best practices for material utilization, storage, and purchases. If you buy enough inventory to warrant receiving supplies directly from the mill, we can step in and ship from our warehouse in case of delays or disruptions with mill supplies. The consignment option is also available, which means you pay for what you use. Depending on the circumstances, we can help you enhance your inventory velocity by up to 50% through this hybrid approach and offer.
We also maintain an in-house operations excellence (OPEX) team that monitors manufacturing and quality control processes across UFP plants to ensure a reliable and consistent supply of materials regardless of which plant you source from.
Sustainable Buyback
Our ability to repurpose lumber downfall and unused materials allows us to buy back excess inventory, reduce waste, and maximize cost savings. Few companies can match our reach across site-built and factory-built housing segments, making us a top-tier supplier for the entire housing industry.
UFP offers a buyback program for lumber downfall and excess materials for key partners. Instead of discarding unused lumber, we purchase it back and repurpose it in one of our other manufacturing facilities. Our advanced manufacturing and assembling capability enables us to utilize downfalls and essentially use up all types of lumber fibers, grades, and species to manufacture various wood products, including crating, structural and packaging components, and commodity pallets. This sustainable approach helps builders optimize costs while reducing waste.
Even with our waste, we recycle sawdust and other wood fibers, using them internally to produce ancillary wood products or selling them to others, such as biomass companies.
Stability Assurance
Our structural solutions serve both site-built and manufactured housing, which means we generally have reserves and can source raw materials and products more optimally than others. Working with UFP ensures stability in the face of fluctuations caused by supply/demand, geopolitical, or other reasons.
When demand surges in site-built housing, materials can become scarce for other sectors—but our large-scale buying power, strategically located warehouses, and internal logistics network prevent supply chain disruptions. This means uninterrupted material availability, consistent pricing, and reliable delivery, safeguarding your projects from unexpected delays and cost surges.
Comprehensive Relationship
When you work directly with UFP Factory Built, you can access flexible purchasing options, competitive pricing, and seamless distribution. We source, treat, store, and transport materials through our proprietary logistics system, ensuring year-round availability. Our bulk purchasing agreements with mills guarantee a steady supply of site-built and factory-built applications. Our in-house CNC and precision machining capabilities allow us to customize sizes and designs for roof trusses, framing lumber, and other structural components—offering complete flexibility for manufactured and site-built home builders. Wholesalers, brokers, or lumber mills cannot match the range of solutions, level of service, and support you get from UFP.
No two customers are the same in terms of what, when, and how much they source and from how many plants. In essence, no two programs are the same. We don’t just sell a product delivered on a truck; each solution is tailor-made to fit your unique needs.
