Engineering the core of commercial modular buildings

Commercial modular construction demands speed, consistency, and structural performancewithout sacrificing design flexibility or long-term durability. UFP Factory Built partners with commercial modular OEMs to deliver engineered structural components and assemblies that streamline production, standardize quality, reduce labor constraints, and support scalable growth across a wide range of commercial applications.

We support both repetitive modular units and custom commercial designs, ensuring structural integrity, dimensional accuracy, and consistent installation across every build. From education and healthcare to hospitality, offices, and mixed-use developments, our solutions are designed to perform in high-demand, code-driven environments.

Code-Compliant by Design

UFP Factory Built works closely with commercial modular OEMs to ensure every modular unit is engineered to meet applicable local building codes, as well as IRC and CSA standards where required. Through early-stage design collaboration and ongoing technical support, our teams help translate regulatory requirements into manufacturable structural solutions that align with each OEM’s production process. By supplying precision-built components and assemblies designed for code compliance, structural loads, and regional conditions, UFP Factory Built reduces risk, simplifies approvals, and helps OEMs deliver modular units that help pass buildinginspection and perform reliably across jurisdictions.

THE UFP FACTORY BUILT ADVANTAGE FOR COMMERCIAL MODULAR

For decades, UFP Factory Built has supported the commercial modular industry with precision-engineered building materials and expert solutions tailored to complex, large-scale projects. From educational facilities and healthcare buildings to office spaces and workforce housing, we supply roof trusses, wall panels, structural lumber, and hardware designed to meet demanding performance and compliance standards.

Whether you’re building a single modular classroom or a multi-unit commercial complex, partner with UFP Factory Built for trusted expertise, high-quality materials, and industry-leading service.

Beyond structural components for modular units, our distribution arm, UFP Distribution, offers a comprehensive range of ancillary materials, including lighting, interior décor, electrical, plumbing, kitchen, and bath components, creating a one-stop shop for all your home-building needs.

    Quality with Scale

Pre-assembled structural components reduce framing time and simplify installation, enabling higher output without increasing headcount.

Factory-controlled manufacturing ensures repeatability, tight tolerances, and dependable performance across large-scale commercial programs.

Our structural solutions serve both site-built and modular housing, which means we generally have reserves and can source raw materials to build modular units more optimally than others.

    Commercial Ready

Commercial modular buildings operate under stricter codes, heavier use, and longer life cycles. Our solutions are engineered with these realities in mind to deliver strength, durability, and compliance for demanding end-use environments.

Whether supporting permanent commercial structures or relocatable modular applications, UFP Factory Built helps OEMs build with confidence.

    Experience that Delivers

Since 1955, UFP has been a trusted supplier to the housing industry. Our longevity in the market has provided us with invaluable insights into economic trends, geographic challenges, and industry shifts. With a team of professionals who have spent their entire careers in this sector, we offer unparalleled expertise and institutional knowledge that no competitor can match.

Our teams collaborate directly with OEMs to engineer solutions that meet commercial building codes, structural loads, and project-specific requirements.

    Supply Chain Reliability

With 26 locations across the country, we provide consistent and reliable material supply, whether you’re a single or multi-plant independent or a national builder.

When demand surges in site-built housing, materials can become scarce for other sectors, but our large-scale buying power, strategically located warehouses, and internal logistics network prevent supply chain disruptions. This means uninterrupted material availability, consistent pricing, and reliable delivery, safeguarding your projects from unexpected delays and cost surges.

UFP is the only truss manufacturer in the U.S. with multiple production facilities, ensuring supply continuity even during a plant shutdown. If one location experiences a disruption, we will fulfill your order from another facility, no matter the distance, so your building timelines remain intact.

    Innovation through Collaboration

We collaborate with commercial modular manufacturers to improve efficiency, reduce risk, and support long-term growth. UFP is one of the few suppliers offering design services to OEMs. From early design collaboration through production optimization, we help transform modular construction challenges into competitive advantages. Whether you need assistance redesigning layouts or implementing value-engineering strategies, we provide tailored solutions to improve your project’s efficiency and appeal.

    Sustainable Buyback

Our ability to repurpose lumber downfall and unused materials allows us to buy back excess inventory, reduce waste, and maximize cost savings. Few companies can match our reach, making us a top-tier supplier for the entire housing industry.

Instead of discarding unused lumber, we purchase it back and repurpose it in one of our other manufacturing facilities. Our advanced manufacturing and assembly capabilities enable us to utilize downfalls and use all types of lumber fibers, grades, and species to manufacture various wood products, including crating, structural, and packaging components, and commodity pallets. This sustainable approach helps you optimize costs while reducing waste.

Even with our waste, we recycle sawdust and other wood fibers, using them internally to produce ancillary wood products or selling them to others, such as biomass companies.
